# Senior Housing: Capital Gets Selective While Demographics Stay Strong

David Opalek February 18, 2026 2 minute read [Market Analysis](https://dane-isaac.com/dane-isaac-insights/tag/market-analysis)[Healthcare Real Estate](https://dane-isaac.com/dane-isaac-insights/tag/healthcare-real-estate)

Senior housing remains one of the most compelling corners of healthcare real estate going into 2026 – not because it's easy, but because capital is getting more selective while the structural demand story keeps getting stronger.

A few recent data points:

1\. Colliers reports 415 healthcare M&A transactions in the first half of 2025, with deal value up ~56% vs. 2H 2024 – fewer deals, but larger and more strategic. Senior housing and skilled nursing are specifically cited as continuing to attract capital despite reimbursement and operating pressures.

2\. We're seeing flagship portfolio transactions validate the asset class at scale – e.g., Welltower's ~£5.2bn acquisition of Barchester's real estate portfolio in the UK.

3\. Public and institutional players are actively reshaping their exposure:
\* Healthpeak's senior housing JV buyout and Janus Living spin-off structure allow them to sharpen their healthcare story while keeping meaningful exposure to senior living.
\* Clarion Partners is scaling a $3B healthcare platform with ~$600M of transactions underway, explicitly targeting senior housing, medical office, and rehab across the risk spectrum.

4\. On the capital markets side, early 2025 saw MOB cap rates around 6.9%, with expectations for flat to slightly compressing yields into 2026 if financing costs cooperate – a supportive backdrop for transactional activity across healthcare real estate, including senior housing.

What does this mean for senior housing owners, operators, and capital providers?
\- The demographic and supply-demand fundamentals are still drawing institutional capital into the space.
\- However, capital is increasingly focused on platform quality, operational sophistication, and balance sheet strength.
\- We're likely to see continued consolidation, portfolio recaps, JV restructurings, and spin-offs rather than just one-off asset sales.

If you're an operator or investor in senior housing, the opportunity set is real – but so is the bar for execution.

I'm spending a lot of time with clients on:
\* Evaluating strategic M&A and JV options
\* Positioning portfolios for institutional capital
\* Navigating cross-border interest in senior housing platforms

If you're thinking about where your senior housing strategy fits into these trends, happy to compare notes.
